Manhattan, NY According to Meridian Capital Group, Jordan Langer, Noam Aziz and Carson Shahrabani of the firm’s retail leasing team have arranged a five-year lease at 236 West 10th St. in Greenwich Village on behalf of the landlord, Slate Property Group. The transaction achieved a rent north of $9,000 per month, above the asking rent of $8,500 per month, following significant interest and multiple competing offers.

The ground floor retail space, approximately is located between Hudson St. and Bleecker St. and benefits from foot traffic, a classic West Village streetscape, and proximity to restaurants and boutiques. The property was formerly home to the Michele Mack Gallery and was delivered in white box condition, offering flexibility for a boutique retailer to create a curated environment. The surrounding corridor includes L’Artusi, Angel’s Share, Village Square Pizza, Buck Mason, Mama’s Too, and other established neighborhood favorites.

The space has been leased to Mess, a New York bound retail concept founded by Ruby Redstone and Gabriel Sommer. The brand has earned attention for its editorial approach to curation, combining apparel, accessories, books, and lifestyle items selected through a lens shaped by both founders’ experience across fashion, creative direction, and contemporary culture. Mess emphasizes craftsmanship, a strong point of view, and discovery driven merchandising, which has positioned the brand as a  presence in modern boutique retail. The opening of the West 10th St. location marks Mess’s first permanent storefront in New York and a mmilestone in the growth of the brand.

“This was one of the most competitive small format retail opportunities we have seen recently in the West Village,” said Langer. “We received multiple offers from well qualified tenants, and achieving above asking rent speaks to both the strength of the market and the appeal of 236 West 10th St. Mess is a unique and thoughtful concept, and it will be a great addition to the neighborhood.”
