James Famularo is the president of Meridian Capital’s Retail Leasing Division, which was launched in 2018 with five brokers. Since the division’s inception, it has grown to 55 brokers and counting, expanding from primarily food and beverage deals into all types of retail transactions across New York.

Famularo has leased over one million square feet of retail space across more than 5,000 leases throughout his career.

In 2023 alone, Famularo orchestrated the completion of 276 leases totaling 575,000 square feet and grossing more than $437.5 million in rent.

Notable deals included a 7,200 square-foot space that was leased to kosher restaurant Bonito at 114 W. 47th St. in Times Square, a 9,000 square-foot space leased to kosher restaurant Bucatini at 2 E. 45th St. in Midtown and 4,100-square-foot space leased to Sempre Oggi, an Italian restaurant by Simone Oren at 64-166 W. 75th St. on the Upper West Side.

Famularo also negotiated a 7,500-square-foot space at 731 Ninth Ave for Amish Fine Foods and a 3,000-square-foot space leased to Win Son at 23 Second Ave. in the East Village.
